How does it work?

After you have selected the home that you would like from the homes available, we agree on the purchase option price of the home and the monthly rent. Then we agree on an affordable, non refundable, deposit which will be a credit towards your purchase at the end of the lease term. And then, depending on the value of the home that you choose and the amount of your up front deposit, we calculate a monthly option credit to be paid over and above the rent. This is nonrefundable as well but it also goes towards the purchase price at the end of the term. It is like a built in savings account to make sure you have enough saved up for a down payment when you go to get a mortgage and buy the home at the end of the term. The lease term is normally two to three years but sometimes varies depending on the circumstances.

You will be referred to a mortgage broker (or select your own) that will work with you to help rebuild your credit or restructure your debt, etc. so you are able to qualify for a mortgage when the lease term is up. There is no cost to you for this service and they will guide you through the process.

You may be thinking, "why would I not just save up my money until I have enough to buy a home sometime in the future". That works too, but we all know that life gets in the way and somehow we just don't get around to putting that money away every month and the months go by and the years go by and we still haven't saved enough or maybe nothing.
